As your landlord, by law, we need to carry out a gas safety check every year. This is make to make sure your appliances are safe and working.

Annual gas service and safety check
Gas servicing is part of your tenancy agreement. There's no cost to you for this service.
Our gas servicing contractor is City Technical Services. Engineers are qualified and Gas Safe registered. They'll always carry photo identity cards with their name and company logo.
They'll write to you each year with an appointment for your yearly check. If the appointment isn't suitable, you can contact them to rearrange it.
The engineer will make sure your gas appliances are safe and in full working order. They'll explain any work carried out, ask you to sign a report and give you a copy.
If your gas safety check fails
The engineer will tell you if your gas central heating or appliance fails a check. They'll also let you know what work they need to carry out to fix it.
Where possible, the engineer will carry out the work at the time of the visit. If it isn't possible, they'll attach a Gas Safe Warning Notice to the system. The engineer will arrange to carry out the work as soon as possible.
Gas cookers
The service doesn't cover appliances you own but the engineer will carry out a visual check. If the engineer finds a fault, they'll make it safe and tell you the repairs it needs.
You'll need to arrange and pay for a Gas Safe registered engineer to carry out the work.
Gas fires
The annual check includes gas fires. The engineer will carry out any repairs needed as long as the parts are available. If the engineer can't repair the fire we won't replace it.
If the engineer can't get access to your home
We need to carry out the annual check by law. This is to protect you, the people in your home and your neighbours.
We take gas safety seriously. It's important to allow us access to your home to carry out the check.
If we have trouble getting access to carry out the safety check, we can apply to the court for a warrant to enter your home.
If we need to carry out the warrant and force entry, we'll charge you to repair the lock.
Carbon monoxide
Carbon monoxide is a poisonous gas which can cause death. It can be caused by a blocked flue or lack of fresh air in a room.
You should never cover or block air vents in a room if you have a gas appliance.
Signs of carbon monoxide gas include:
- gas flames burning yellow or orange instead of blue
- sooty stains above your appliance
- strange smell when boiler or fire is being used
